The proposal results in detrimental impacts upon the open character and
appearance of Dulwich Village conservation area and host property by
infilling the gaps between properties and altering frontages that are
characterised by semi-detached dwellings and thus failing to preserve the
appearance of the existing property and the conservation area. The
proposal is therefore contrary to the guidance set out in section 3.4 of the
2015 Technical Update to the Residential Design Standards SPD (2011),
P20 Conservation areas and P13 Design of Places, P14 Design quality of
the Southwark Plan (2022) and Ch. 16 Conserving and enhancing the
historic environment of the NPPF (2024).
