The proposed development, by reason of insufficient information demonstrating and detailing of the
expected trip generation and lack of clarity regarding on site maneuvering and drop off arrangements for
the proposed school, the sites location on a busy junction, could result in significant adverse impact to the
detriment of the safe and efficient operation of the public highway network. As such the proposal is contrary
to policy 36 of the Sutton Local Plan 2018 and paragraph 111 of the NPPF.

The proposed development, due to the lack of information to demonstrate the need for the proposed
education use (Class F.1), would not constitute an acceptable town centre use within the Wallington Green
Local Centre. The proposed use would not be a suitable replacement function and would result in harm to
the vitality and viability of the Wallington Green Local Centre, contrary to Policy S3 of the London Plan
2021 and policies 17 and 18 of the Sutton Local Plan 2018.

The proposal, due to the covered play area being provided within an existing undercroft parking
area and playground being located in between parking bays, would fail to incorporate suitable outdoor
space for future students, contrary to Policy S3 of the London Plan 2021.
