The proposal would result in a loss of privacy to 6 Staplehurst Road due to land level changes and
the excessive depth of the proposed raised terrace with little screening and splayed design of the extension
with windows offering unobstructed views into the rear windows and garden area at 6 Staplehurst Road.
The proposal is therefore contrary to Policy 29 of the Sutton Local Plan 2018 and Design of Residential
Extensions SPD4.

The proposal is unacceptable in design terms, as the proposed front and side extensions would fail
to reflect the character of the existing dwelling, built with unsympathetic design features, including
disproportionate windows and doors to the existing dwelling, in a contrasting style and a discordant low
pitch roof shape at odds with the main style of the existing property. As such the addition would not be
sympathetic to the style of the host dwelling and neighbouring properties within the vicinity causing harm to
the streetscene and damaging the appearance of this part of Staplehurst Road. Furthermore, the rear
extension would far exceed the depth guidance as stated in Design of Residential Extensions (SPD4),
appearing excessive in size which is further exacerbated due to the land level changes, and the addition
would fail to relate to the main dwelling, appearing as a discordant and insubordinate addition. The
proposal is therefore contrary to Policy 28 of the Sutton Local Plan 2018 and Design of Residential
Extensions (SPD4).
