By virtue of its design and form particularly the proposed increased in roof height, first floor rear extension and the height and width of the proposed rear dormer, the proposed development would appear overdominant, incongruous and disproportionate to the main dwellinghouse and neighbouring properties. The proposal therefore would be harmful to the site and it its contribution to the character and appearance of the surrounding area, contrary to Policy D4 of the London Plan, Policy 28 of the Sutton Local Plan 2018 and SPD 4 'Design of Residential Extensions'.

The proposal, due to insufficient information to demonstrate the proposal would protect and enhance biodiversity or a Preliminary Roost Assessment (PRA), the application is therefore contrary to policy G6 of the London Plan (2021) and policy 26 of the Sutton Local Plan (2018).
