of the new dwelling would constitute an incongruous and cramped form of overdevelopment which would
be entirely out of keeping with the general pattern of development in the area. The development would
therefore be contrary to policies D3 and D4 of the London Plan 2011, Policies 1, 13 and 28 of the Sutton
Local Plan 2018 and the Council's adopted Supplementary Planning Document 14.

By reason of it siting, size and detailed design, the proposed development would result in a
significant adverse effect on the established character of the site and the setting of the site and surrounding
area contrary to Policy D4 of the London Plan 2021, Policies 1 and 28 of the Local Plan and the Council's
Supplementary Planning Document 14.

The proposed development, due to its siting, design and the close proximity to 372 Gander Green
Lane, would result in unacceptable harm to the amenities of the occupiers of this property by virtue of both
actual and perceived overlooking, contrary to Policy 29 of the Sutton Local Plan 2018.

Without evidence to the contrary, the application has failed to provide evidence that the proposal will
provide a satisfactory reduction in carbon emissions and energy efficiency measures. As such, the
application would be contrary to Policy SI 2 of the London Plan 2021 and Policy 31 of the Sutton Local Plan
2018.
