The proposed extension, by reason of its excessive depth, width and design would result in excessive bulk and massing which would result in a disproportionate addition to the existing building. Additionally by reason of its modern design and mismatching roof to the existing, the proposed single storey side/rear extension would be overdominant, incongruous and detrimental to the character and appearance of the existing dwellinghouse and the Areas of Special Local Character (ASLC's). The proposal would therefore be contrary to the principles of the National Planning Policy Framework, policies 28 and 30 of the Sutton Local Plan, and SPD4 'Design of Residential Extensions'.
