The proposed development, by reason of siting within a subdivided plot, would unduly interrupt the
prevailing pattern of development in terms of its urban grain and would also fail to integrate
positively into the street scene and would appear cramped within its setting contrary to the character
and appearance of the street scene and surrounding area. The development is therefore contrary to
Policies 7, 9 and 28 of the Sutton Local Plan 2018.

Without evidence to the contrary, the proposed development, by reason of loss of off-street parking
to the host dwelling (60 Waverley Avenue), would result in overspill parking onto surrounding roads
to the detriment of on-street parking provision within the surrounding roads contrary to Policies 36
and 37 of the Sutton Local Plan 2018.

The proposed development, by reason of lack of vehicular entry in and out of the site in forward
gear, would introduce unsafe vehicular access arrangements for future occupiers and would result in
harm to highway safety for vehicular users and pedestrians contrary to Policies 36 and 37 of the
