where the Gross Internal Area of the original dwelling is less than 125sqm. The proposal would
therefore result in the loss of family housing without the provision of better-designed or higher-
quality housing, contrary to Policy 10 of the Sutton Local Plan 2018. As such the proposed
development is considered to be unacceptable in principle.

The proposal fails to provide any private outdoor amenity space for the future occupants of the first
floor flat. This is contrary to the aims of Policy 9 of the Sutton Local plan 2018.

The proposed development, by reason of the under provision of 3-bedroomed dwellings, would not
provide a balanced mix of dwelling sizes and housing choice and would be contrary to Policy H10 of
the London Plan 2021 and Policy 9 of the Sutton Local Plan 2018.
