its excessive depth and proximity to the shared southern boundary line would result in an adverse
impact on the occupiers of 82 Banstead Road in terms of loss of light, loss of outlook and sense of
enclosure. The proposed development would therefore be contrary to Policy 29 of the Sutton Local
Plan 2018 and guidance set out in SPD4 'Design of Residential Extensions'.
