The proposed single storey element would by reason of its excessive depth, location, orientation and the relationship with 70 Oaks Avenue, the adjoining property to the south, result in an adverse impact on the occupiers of that property in terms of loss of light, outlook and sense of enclosure. The proposed development would therefore be contrary to Policy 29 of the Sutton Local Plan 2018 and guidance set out in SPD4 'Design of Residential Extensions'.
