Given its excessive depth, width and location on the principal elevation, the proposed single storey
front extension would appear as an overly dominant and incongruous feature to the detriment of the
character and appearance of the host property, the row of terrace, and the surrounding area. The
proposal would therefore be contrary to Policy 28 of the Sutton Local Plan 2018 and the guidance
contained in SPD 4 'Design of Residential Extensions' and SPD 14 'Creating Locally Distinctive
Places'.
