Why it was refused
Reason
As stated on the decision notice
1
The proposed rear dormer, by virtue of the design, overall bulk, width and lack
of setbacks from the side wall and roof ridge, would be out of keeping with host
property and wider terrace parade resulting in a visually dominant and top-heavy
addition on the roof, contrary to policy CS13 and CS15 of the Waltham Forest
Local Plan - Core Strategy (2012), policies DM4, DM23 and DM29 of the Waltham
Forest Local Plan – Development Management Policies (2013) and
Supplementary Planning Document' Residential Extensions and Alterations'
(2010).
2
The proposed first floor extension, by virtue of its height and roof pitch design,
has a poor design in relation to the eaves of the main roof slope resulting in a
development that has a harmful impact on the architectural integrity of the host
dwelling and is out of keeping with the wider terrace parade. The development
would be contrary to policy CS13 and CS15 of the Waltham Forest Local Plan -
Core Strategy (2012), policies DM4 and DM29 of the Waltham Forest Local Plan –
Development Management Policies (2013) and Supplementary Planning
