The proposed alteration to the two-storey side extension, by virtue of its roof
design, insufficient set down in height from the original dwellinghouse and set
back from the original front projection, would represent an insubordinate
and incongruous addition, fail to respect the character and architectural integrity of
the host dwellinghouse, result in unaccepable unbalancing effect to the host
building group and terrace effect, which are to the detriment of the character and
appearance of the wider streetscape. The proposed development is therefore
contrary to Policy D4 of the London Plan (2021) and Policy 53 of the adopted
Waltham Forest Local Plan (LP1) (2024).

The proposed dormer extension by virtue of its width, overall bulk and scale,
would represent a top-heavy and visually intrusive addition to the host building
and unduly dominate to its visual character. As such, the proposed development
will have an adverse effect upon the character and appearance of the surrounding
area and conflict with Policy D4 of the London Plan (2021) and Policy 53 of the
adopted Waltham Forest Local Plan (LP1) (2024).
