by virtue of its scale in terms of height, width, bulk and massing resulting in an
overbearing, bulky and overly dominant addition that fails to respond appropriately
to the host property and local character. The development therefore fails to
comply with Policy 53 of the adopted Waltham Forest Local Plan LP1 (2024).

The proposed single storey rear extension by virtue of its height and depth
would be detrimental to the amenities of the adjoining occupiers on 78 Mornington
Road, by reason of overdominance, overshadowing, visual intrusion, loss of light
and loss of outlook. Therefore, the proposal would be contrary to Policy 57 of the
Waltham Forest Local Plan (2024).
