dominant form of development. The proposal within the rear aspect would appear
disproportionate and undermine the architectural hierarchy of the original dwelling.
As such, it would conflict with Policies 53 of the Waltham Forest Local Plan
(2024).

The proposed single-storey infill extension, by virtue of its excessive depth,
height, and close proximity to No.5 Percy Road, the development would result in
an unacceptable impact on the living conditions of neighbouring occupiers through
poor outlook, overshadowing, increased sense of enclosure, and an overbearing
visual presence. As such, the proposal is contrary to Policy 57 of the adopted
Waltham Forest Local Plan Part 1 (2024).
