proposed rear elevation plan does not corresponding with the side elevation plan
illustrating differences in set back from the roof eaves. These discrepancies mean
that the proposal cannot be accurately assessed and therefore fails to
demonstrate compliance with Policy 53 of the Waltham Forest Local Plan Part 1
(2024).

Notwithstanding the first reason for refusal, the proposed rear dormer
extension and roof extension above outrigger by reason of their excessive width,
depth, and height across the original rear roof slopes with insufficient setback
away from the roof eaves and rear flank elevation, would represent a bulky and
top-heavy addition to the main building, representing an insubordinate and visually
dominant form of development producing harm to the existing character and
architectural integrity of the building within the terrace parade. The development is
therefore contrary to Policy 53 of the Waltham Forest Local Plan Part 1 (2024).
