By reasons of the extensions excessive depth beyond that of the original rear outrigger and its incongruous roof form, the development results in an insubordinate and incongruous addition to the host property which disrupts the prevailing built form and character of the local area contrary to Policy 53 of the adopted Waltham Forest Local Plan (2024) and the Supplementary Planning Document – Residential Extensions and Alterations (February 2010).

The excessive nature of the extension by virtue of its combined height and depth would result in detriment to the residential amenity of the occupiers of No.3 St Johns Road due to the increased sense of enclosure, loss of outlook and daylight/sunlight to this property’s occupiers contrary to Policy 57 of the adopted Waltham Forest Local Plan (2024).
