Because of location, materials chosen and detailed design the part fixed roof and part
retractable canopy at first floor would harm the special interest, appearance of this grade II
listed building. It would also fail to maintain or improve (preserve or enhance) the character
and appearance of the Soho Conservation Area. This would not meet Policies 38, 39 and 40
of the City Plan 2019 - 2040 (April 2021). The proposals would also fail accord with Policy 1 of
the Soho Neighbourhood Plan (2021); and the advice set out in our Supplementary Planning
Guidance: Repairs and Alterations to Listed Buildings.
