Because of the loss of historic fabric, layout and character, the removal of the chimney breast at rear lower ground floor level harms the significance of this grade II listed building. This would be against the advice set out in Policy 39 of the City Plan 2019 - 2040 (April 2021) and the advice set out in our 'Supplementary Planning Guidance: Repairs and Alterations to Listed Buildings'.

Given the insufficient information to demonstrate the full nature of the works to ceilings including in association with new lighting, the works are not justified in terms of fully illustrating the impact on character and fabric of this listed building. We believe that the work could harm the special interest of the building. This would not meet Policy 39 of the City Plan 2019 - 2040 (April 2021) and the advice set out in our 'Supplementary Planning Guidance: Repairs and Alterations to Listed Buildings'. (X22BD)
