Why it was refused

Reason
As stated on the decision notice
1
Your drawings do not include enough details of 130cm rear extension near the side boundary with no. 68 for us to assess how your plans would affect the building and the Belgravia Conservation Area. We believe that the work could fail to maintain or improve (preserve or enhance) the character and appearance of the building and the conservation area. This would not meet Policies 38 and 39 of the City Plan 2019 - 2040 (April 2021) and the advice set out in our 'Supplementary Planning Guidance: Development and Demolition in Conservation Areas'. (X22AE)
2
Because of its bulk, dominance and associated boundary wall extension the proposed two storey rear extension would harm the architectural and historic interest of this grade II listed building. It would also fail to maintain or improve (preserve or enhance) the character and appearance of the Belgravia Conservation Area. This would not meet Policies 38, 39 and 40 of the City Plan 2019 - 2040 (April 2021). (X17CD) Note: TOWN AND COUNTRY PLANNING ACT 1990 PLANNING (LISTED BUILDINGS AND CONSERVATION AREAS) ACT 1990 Applicant's Rights and General Information 1.
