century roof forms, as well as the use of modern materials and designs on the roof and rear
windows (aluminium) and handrail on the front elevation, the works would harm the
appearance of this building and fail to maintain or improve (preserve or enhance) the
character and appearance of the Bayswater Conservation Area. This would not meet Policies
38, 39 and 40 of the City Plan 2019 - 2040 (April 2021). (X16AD)
The works would also be contrary advice in 'Development and Demolition in conservation
Areas' City of Westminster: 1994) 'Bayswater Conservation Area Audit' (City of Westminster:
2001) and the Environmental SPD (City of Westminster: 2022).
