Applications under Section 73 of the Town and Country Planning Act 1990 (as amended) may not be used to amend the operative part of a planning permission or to impose conditions which would be inconsistent with the operative part of the original planning permission.

Because of the parapet screening, architrave to windows, metal screen to front windows, balustrade with black painted metal balustrade, projecting portico and columns to entrance and coping stone to existing boundary wall, the works would harm the appearance of this building and fail to maintain or improve (preserve or enhance) the character and appearance of the Bayswater Conservation Area. This would not meet Policies 42, 44 and 45 of the City Plan 2019 - 2040 (January 2026). (X16AD)
