Why it was refused
Reason
As stated on the decision notice
1
The proposed changes to the windows at front and side elevations, fanlights to garage doors, new
surrounds to windows and doors would change the operative part of the development that we
approved on 27 October 2025 (RN: 25/06173/FULL). Applications under Section 73 of the Town and
Country Planning Act 1990 (as amended) may not be used to amend the operative part of a planning
permission or to impose conditions which would be inconsistent with the operative part of the original
planning permission.
2
Because of the fanlight/transom to the garage door, the works would harm the appearance of this
building and fail to maintain or improve (preserve or enhance) the character and appearance of the St
John's Wood Conservation Area. This would not meet Policies 42, 44 and 45 of the City Plan 2019 -
2040 (January 2026). (X16AD)
