Delegated decision: Refused · Mansoor Cohen
Why it was refused
Reason
As stated on the decision notice
1
The 'as built' single storey rear extension by reason of its size, height, scale, siting,
design and excessive rearward projection when combined with existing
enlargements would result in a disproportionate, incongruous and overly dominant
addition to the host dwelling detrimental to the character and appearance of the
host property, neighbouring properties and surrounding area, contrary to Policy
DM01 of the Barnet Development Management Policies DPD (2012), Policies CS1
and CS5 of the Barnet Core Strategy (2012), Policy 7.6 of the London Plan (2016)
and the Residential Design Guidance SPD (2016)
2
The 'as built' single storey rear extension by virtue of its height, size, siting, design
and excessive rearward projection results in a visually obtrusive and overbearing
impact when viewed from the neighbouring garden, no.22 and no.26 Loring Road,
leading to a loss of light/sunlight, overshadowing and unacceptable level of
overlooking to no.26 due to the side window, to the detriment of the visual and
residential amenities of the neighbouring occupiers, in specific Nos.26 Loring Road,
contrary to Policies CS1 and CS5 of Barnet's Adopted Core Strategy DPD (2012);
Policies DM01 and DM02 of the Adopted Development Management Policies DPD
(2012) and the LB Barnet: Residential Design Guidance SPD (2016)
