Why it was refused
Reason
As stated on the decision notice
1
The proposed development, by reason of its design, size and scale would result in
a unduly prominent and dominant development, which would detract from the
character and appearance of the surrounding area, contrary to Policy D3 of the
London Plan (2021); Policy CS NPPF, CS1 and CS5 of the Local Plan Core
Strategy DPD (2012), Policy DM01 of the Local Plan Development Management
Policies DPD (2012) and the Residential Design Guidance SPD (2016).
2
The proposed balcony by reason of its siting, depth, size and scale, would result in
an overbearing effect and result in a harmful loss of privacy, to the detriment of the
amenities of the neighbouring occupiers at No.5 and No.7 Somerset Road, contrary
to policies CS1 and CS5 of the Barnet Local Plan Core Strategy (adopted 2012),
policy DM01 of the Barnet Development Management Policies DPD (adopted 2012)
and the Residential Design Guidance SPD (adopted 2016).
