The proposed development fails to preserve or enhance the character or appearance of this part of Totteridge Conservation Area , contrary to policies NPPF, CS1, CS5 of the Local Plan Core Strategy (adopted September 2012), Policies DM01 and DM06 of the Development Management Policies DPD (adopted September 2012) and The Totteridge Conservation Area Character Appraisal.
