reason of its size, massing and design as well as location on a corner plot, result in
an incongruous form of development, appearing cramped within the streetscene
and at odds with the established pattern of development and out of keeping with the
prevailing character of the area. It would thus be detrimental to the character and
appearance of this part of the streetscene and the surrounding area contrary to
Policy CS5 of the LB Barnet Local Plan Core Strategy (adopted 2012), Policy DM01
of the LB Barnet Local Plan Development Management Policies DPD (adopted
2012), Policy CDH01 of the LB Barnet (draft) Local Plan (Regulation 25 Stage),
Policy D3 of the London Plan (2021) and the LB Barnet Residential Design
Guidance SPD (adopted 2016).

The proposed development would fail to provide an adequate level of outdoor
amenity space for the proposed units, particularly Flats 1 and 2 to the detriment of
the amenity and living conditions of future occupiers. The application is therefore
considered unacceptable and contrary to Policies DM01 and DM02 of LB Barnet's
Development Management Policies Document DPD (2012), Policy CDH01 and
CDH07 of the LB Barnet (draft) Local Plan (Regulation 25 Stage), Policy D6 of the
London Plan (2021), Barnet's Residential Design Guidance SPD (2016) and
