railings and gates would by reason of their size, height, design and prominent siting
and appearance would result in an incongruous, overly prominent and visually
obtrusive additions to the host site detracting from the open character and
appearance of this part of Barnet Road detrimental to the host site, street scene
and the surrounding area, contrary to policies D1, D4 and D5 of The London Plan
(2021) and policies CDH01 and CDH05 of the adopted local plan (2025).

No information has been submitted in respect of the impact of the proposed works
and development on the trees of special amenity value protected by a Tree
Preservation Order to enable the Local Planning Authority to properly assess its
impact. In the absence of detailed information including a tree survey report,
method statement and correct tree protection plan it is considered that the
proposed development could result in the loss of a protected tree of special amenity
value to both the subject site and the wider area. Furthermore, the loss of the front
hedge row will have a significant and unaccaptable impact on the character of
Barnet Road and result in the loss of valuable habitat, contrary to policy CDH01 and
CDH07 of the adopted local plan 2025.
