Why it was refused
Reason
As stated on the decision notice
1
The proposed development by reason of its bulk, density would represent an
overdevelopment of the site, failing to respect the character and appearance of the
host site and the prevailing pattern of development in the locality. It is therefore
contrary to Policy D3 of the London Plan (2021), Policy CDH01 of the Barnet Local
Plan 2021- 2036 (adopted March 2025) and the Residential Design Guidance SPD
(2016).
2
The proposed development, by reason of its layout, bulk and density would
constitute an overbearing form of development and sense of enclosure to the
detriment of the residential amenities of neighbouring occupiers, contrary to Policy
D3 of the London Plan (2021), Policy CDH01 of the Barnet Local Plan 2021- 2036
(adopted March 2025), the Residential Design Guidance SPD (2016) and the
Sustainable Design and Construction SPD (2016).
3
The proposed development makes no provision of the minimum required disabled
persons parking spaces, contrary to Policy T6.1 of the London Plan (2021) and
Policy TRC03 of the Barnet Local Plan 2021- 2036 (adopted March 2025)
