The proposed development would result in the loss of an existing HMO, in a Town Centre and well situated sustainable location, without any justification given that the HMO is of poor standard or that there is no local need for such an HMO. As such, the development would result in the loss of an important source of low cost, private sector housing, impacting the choice and affordability of housing in the Borough, in conflict with Policy HOU04 of the LB Barnet Local Plan (2025).

The proposed single bedrooms in flats 1 and 3 would have poor outlook, light and suffer from a perceived sense of overlooking and lack of privacy. As such, the proposed development would fail to provide a good standard of amenity for potential occupants, in conflict with Policies D3 and D6 of the London Plan 2021, Policy CDH01 of LB Barnet's Local Plan (2025) and the Sustainable, Design and Construction SPD (2016).
