By reason of its size, design and siting, the proposed single-storey side and rear
extension would result in an incongruous form of development, appearing out of
scale with the host dwellinghouse, and at odds with the established pattern of
development in the surrounding area, to the detriment of the character and
appearance of the property and the wider terrace, contrary to Policy D3 of the
London Plan (2021), Policies CDH01 and CDH05 of the LB Barnet Local Plan
(2025) and the Residential Design Guidance SPD (2016).

The proposed extension, by reason of its scale, depth and siting would appear
overbearing, resulting in a loss of outlook and increased sense of enclosure
towards Nos. 72 and 74 Brent Terrace. The proposed development would therefore
be detrimental to the amenities of the occupiers of the neighbouring properties,
contrary to Policy D6 of the London Plan (2021), Policies CDH01 and CDH05 of the
Adopted Barnet Local Plan (2025) and the Residential Design Guidance SPD
(2016).
