The proposed roof extension, by reason of its excessive size, bulk, massing, design
and siting, would result in a disproportionate and unsympathetic addition to the
dwellinghouse. Owing to the prominent corner siting of the property, the
development would appear highly visible, overbearing and overly dominant, to the
detriment of the character and appearance of the host property, the street scene
and wider locality, contrary to Policy D3 of the London Plan (2021), Policies CDH01
and CDH05 of the LB Barnet Local Plan (2025) and the Residential Design
Guidance SPD (2016).
