The proposal, by reason of the size, siting, design, scale and overall bulk of the
proposed extensions would have a detrimental impact on the character and
appearance of the host site and wider locality. The proposed first floor side
extension would also appear cramped and result in a terracing effect which would
be detrimental to the character and appearance of the streetscene. The proposals
would therefore be contrary to Policy D3 of the London Plan (2021), Policies
CHD01 and CDH05 of the adopted Barnet Local Plan (2025) and the Residential
Design Guidance SPD (2016).

and siting, would appear as an overbearing form of development, resulting in an
undue loss of outlook, overshadowing and result in an increased sense of
enclosure to No. 6 Coverdale Road. The proposal is therefore considered to be
detrimental to the residential amenities of the neighbouring occupiers, contrary to
Policies D3 and D6 of the London Plan (2021), Policies CHD01 and CDH05 of the
LB Barnet Local Plan (2025) and the LB Barnet Residential Design Guidance SPD
(2016).
