The proposed single storey rear extension and associated rear patio at No.554, by
reason of its scale, siting, and appearance, is considered a disproportionate,
unsympathetic addition to the host dwelling. The rear extension by itself and
cumulatively together with the other proposed developments at the dwelling would
create an overdevelopment of the host site and detract from the character of the
area contrary to policy. The proposed single storey rear extension and associated
rear patio at No.552, on account of its scale, design and siting is considered a
disproportionate addition, out of character with the host property and surrounding
area. The proposal is contrary to the NPPF, Policies D3 and HC1 of the London
Plan (2021); Policies CDH01, CDH05, and CDH07 of the Barnet Local Plan (2025).

The proposed single storey rear extension on account of its extensive depth is
considered to detrimentally impact the amenity enjoyed by occupiers of No.556.
The proposal is therefore considered to be detrimental to the residential amenities
of the neighbouring occupiers, contrary to Policies D3 and D6 of the London Plan
(2021), Policies CHD01 and CDH05 of the LB Barnet Local Plan (2025) and the LB
Barnet Residential Design Guidance SPD (2016).

potential undue harm to wildlife and protected species contrary to Policy G6 of the
