The proposed two storey side/rear extension, by reason of excessive bulk, width, depth and overall excessive size would give rise to disproportionate and incongruous addition that would dominate and subsume the character and appearance of the existing property and would fail to respect the scale of the surrounding neighbouring dwellinghouses and pattern of development in the surrounding area. Further to this, insufficient information has been provided to demonstrate that the extended use of the proposed would not give rise to excessive activity, noise or general disturbance associated with the use and would therefore fail to safeguard the residential amenities of the adjoining occupiers.
