The proposed development by virtue of its excessive depth, height and siting in close proximity to the site boundaries represents an overly dominant and intrusive form of development, adversely impacting on the amenities of the neighbouring properties at No. 62 and 66 Linden Way, causing loss of light and outlook and creating a sense of enclosure within its rear garden area contrary to Policy 7.4 and 7.6 of the London Plan (2016) Policy CP30 of the Core Strategy (2010) and Policies DMD6, DMD8, DMD11 and DMD37 of the Development Management Document (2014).

The proposed development, by reason of its excessive proportions, fails to respect the character and appearance of the host property and those surrounding, resulting in an unsympathetic addition which would erode from the visual amenity of the site. The proposal is therefore contrary to Policies 7.4 and 7.6 of the London Plan (2016), Policy CP30 of the Core Strategy (2010) and Policies DMD6, DMD8, DMD11 and DMD37 of the Development Management Document (2014). You should speak to the LPA to see if you can sort out the problem - perhaps by changing your proposal. An appeal should only ever be a last resort. Appeal time: Within 12 weeks of the date of this notice. Who can appeal? The applicant or their agent may lodge an appeal The appeals process: Appeals can be made online at: https://www.gov.uk/planning-inspectorate. If you are unable to access the online appeal form, please contact the Planning Inspectorate to obtain a paper copy of the appeal form on tel: 0303 444 5000. A copy of the appeal also needs to be sent to Enfield Council planning.appeals@enfield.gov.uk It will be expected that all appeal documentation will be submitted electronically. The Planning Inspectorate (on behalf of the Secretary of State) will determine the appeal procedure to be followed. Normally this will proceed by way of the Householder Appeal Service which will rely solely on information submitted at application stage. The Council will send copies of any letters of objection or support they received when considering your application. Further submissions or statements will not be accepted by the Planning Inspectorate. Your householder appeal will be decided by a Planning Inspector. He/she will consider all the application documents and grounds of appeal and also make an unaccompanied visit to the appeal site. You may be required to provide access to the site for the Inspector. The Secretary of State can allow a longer period for giving notice of an appeal but will not normally be prepared to use this power unless there are special circumstances which excuse the delay in giving notice of appeal. The Secretary of State need not consider an appeal if it seems to the Secretary of State that the local planning authority could not have granted planning permission for the proposed development or could not have granted it without the conditions they imposed, having regard to the statutory requirements, to the provisions of any development order and to any directions given under a development order. If you intend to submit an appeal that you would like examined by inquiry then you must notify the Local Planning Authority and Planning Inspectorate (inquiryappeals@planninginspectorate.gov.uk) at least 10 days before submitting the appeal. Further details are on GOV.UK. Appeal decision: 80% of householder appeal decisions will be issued within 8 weeks from the start date of the appeal.
