The proposed rearward extension, by reason of its design, scale, and relationship to the host dwelling would result in a bulky and overly dominant form of development, out of keeping with the prevailing character of the location. As such, the development is contrary to Policy D4 of the London Plan (2021), Policy CP 30 of the Enfield Core Strategy (2010), and Policies DMD 11 and DMD 37 of the Enfield Development Management Document (2014).

The proposed development, by reason of the failure to provide information demonstrating infiltration and green field run off rates to meet acceptable drainage levels on the site, would result in increased risk to surface water or ground water flooding, failing to accord with Policy SI3 of the London Plan (2021), Policy CP21 and CP28 of the Enfield Core Strategy (2010) and Policies DMD60 and DMD61 of the Enfield Development Management Document (2014). The Council will send copies of any letters of objection or support they received when considering your application. Further submissions or statements will not be accepted by the Planning Inspectorate. Your householder appeal will be decided by a Planning Inspector. He/she will consider all the application documents and grounds of appeal and also make an unaccompanied visit to the appeal site. You may be required to provide access to the site for the Inspector. The Secretary of State can allow a longer period for giving notice of an appeal but will not normally be prepared to use this power unless there are special circumstances which excuse the delay in giving notice of appeal. The Secretary of State need not consider an appeal if it seems to the Secretary of State that the local planning authority could not have granted planning permission for the proposed development or could not have granted it without the conditions they imposed, having regard to the statutory requirements, to the provisions of any development order and to any directions given under a development order. If you intend to submit an appeal that you would like examined by inquiry then you must notify the Local Planning Authority and Planning Inspectorate (inquiryappeals@planninginspectorate.gov.uk) at least 10 days before submitting the appeal. Further details are on GOV.UK. Appeal decision: 80% of householder appeal decisions will be issued within 8 weeks from the start date of the appeal.
