The proposed vehicular access would by reason of it's proximity to the existing street tree could
have potential negative impact to health and viability of the existing street tree which would have a
negative aesthetic impact on the character of the street scene causing visual harm, and in this respect
the proposal would therefore be contrary to Core Strategy Policy CP25 and CP30 and Development
Management Document Policies DMD37, DMD46 and DMD80 as well as the Council's Technical
Footway Guidance 2013, and the aims of the NPPF.

Planning permission has been refused. However, you are advised that Cadent Gas Ltd own and
operate the gas infrastructure within the area of your development. Prior to carrying out works, please
register on www.linesearchbeforeudig.co.uk to submit details of the planned works for review, ensuring
requirements are adhered to.
Vehicle crossovers require Highway Approval which can only be granted when a crossover and parking
area meets the Council's Technical Footway Guidance 2013. As set out in the crossover team’s
consultation response, due to the proximity of the street tree works would not comply with the Technical
Standards.
