The proposed rear dormer, by reason of its excessive size and its inharmonious physical
relationship with the pitched roof on the outrigger would result in a disproportionate and overly
dominant form of development that would detract from the character and appearance of the existing
property and would be detrimental to the visual amenities of the surrounding area. The proposal is
therefore contrary to Policies D3 and D4 of the London Plan (2023), Policy CP30 of the Enfield Core
Strategy (2010) and Policies DMD8, DMD 13 and DMD 37 of the Enfield Development Management
Document (2014).
