The proposed unit mix of 5 x 1 bedroom flats and 1x 2 bedroom flat at the site would realise low priority housing types that would fail to provide 3 bedroom family type accommodation at this location to contribute to the Council's strategic housing needs, thereby failing to accord with DMD3 and DMD37of the DMD, CP4 and CP5 of the Core Strategy, D3, D6 and H10 of the London Plan (2021), the evidence produced within the Enfield Strategic Housing Market Assessment (2021) as well as advice contained within the National Planning Policy Framework (2024).

The proposed development, by virtue of the poor quality and design would result in a sub- standard form of accommodation that would not be able to cater for the reasonable external amenity needs of future occupiers, contrary to Policy D6 of the London Plan 2021, Policy CP30 of the Enfield Core Strategy 2010, Policy DMD8 of the Enfield Development Management Document (2014) as well as the NPPF (2024).
