What is it?
Part single, part two storey rear extension with associated roof alterations involving enlargement of the rear ground floor window and alterations to the existing raised rear patio.
The proposed development, by virtue of the detailed design, scale, siting, materials and form,
together with the removal of the visual break between the subject site and adjoining neighbour, would
give rise to an awkward, incongruous, bulky and overbearing form of over-development that would be
to the detriment of the dwelling and would neither protect nor enhance the conservation area. The
proposal would fail to preserve or enhance the character and appearance of the Conservation Area
contrary to Section 72(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. The harm
caused is not outweighed by public benefits and therefore fails to accord with Section 16 of the National
Planning Policy Framework 2024; Policy HC1 of the London Plan 2021; Policy 44 of the DMD 2014;
Policy 31 of the Core Strategy 2010.

to an unacceptable loss of amenity to the occupiers of no. 26 Greenway, contrary to policies DMD11
and DMD37 of the Development Management Document 2014 and CP30 of the Core Strategy 2010.
