The proposed cycle store would introduce a disproportionately long concrete path through the communal rear amenity space to serve a modest four-cycle store, resulting in unnecessary and unjustified loss of soft landscaping and greenery. The proposal fails to demonstrate that the ancillary facilities could be more sensitively integrated within the existing layout, to minimise the loss of greenery and hardstanding. The proposal would be contrary to Policies DMD7, DMD37, DMD81 of the Enfield Development Management Document (2014), Policy D3 of the London Plan (2021) as well as Paragraph 135 of the NPPF (2024).
