The proposed cycle store would introduce a disproportionately long concrete path through the communal rear amenity space to serve a modest four-cycle store, resulting in unnecessary and unjustified loss of soft landscaping and greenery. The proposal fails to demonstrate that the ancillary facilities could be more sensitively integrated within the existing layout to minimise the loss of greenery and hardstanding. The proposal would be contrary to Policies DMD37, DMD81 of the Enfield Development Management Document (2014), Policy D8 London Plan (2021), and paragraphs 131 and 135 of the NPPF (2024).
