The proposed development, due to its size, siting, design, bulk and mass, would be harmful to
the character and appearance of the existing building, adjacent buildings and character and
appearance of the surrounding area. It would be contrary to the National Planning Policy Framework
(2024), Policy D3 and D4 of the London Plan (2021), Core Strategy (2010) Policy CP30, Policies
DMD6, DMD8, DMD13 and DMD37 of the Development Management Document (2014)

The proposed development, including the roof terrace, by reason of its siting, scale, design,
height, bulk and elevated position, would result in an unneighbourly and overbearing form of
development causing increased overshadowing, enclosure, overlooking and loss of privacy to the rear
habitable room windows and private amenity space of No.152A and adjoining properties. The proposal
would therefore cause unacceptable harm to neighbouring residential amenity, contrary to the National
Planning Policy Framework (2024), Policy D3 and D4 of the London Plan (2021), Policy CP30 of the
Core Strategy (2010) and Policies DMD8, DMD9 and DMD13 of the Development Management
Document (2014)
