The proposed first-floor side extension, by reason of its poor design, bulk, scale, form and siting, would result in a dominant and visually intrusive addition that fails to appear subservient to the host dwelling and would be out of keeping with the established character and pattern of development, to the detriment of the visual amenities of the subject property and surrounding area. The proposal is therefore contrary to Policy D4 of the London Plan (2021), Policy CP30 of the Core Strategy (2010), and Policies DMD8, DMD14 and DMD37 of the Development Management Document (2014), and the National Planning Policy Framework (2024).
