The development, in the absence of sufficiently detailed information about the proposed scale and operation of the use, particularly in relation to the proposed personal training sessions, has failed to demonstrate that the development would be acceptable within a residential setting, and would not have an adverse impact in terms of residential character, noise and general disturbance, and parking demand. The development is therefore contrary to Policies D6 and D14 of the London Plan (2021), Core Policies 30 and 32 of the Enfield Core Strategy (2010), and Policies DMD 8, DMD 12, DMD 37 and DMD 68 of the Development Management Document (2014).
