Delegated decision: Refused · Lucas Zoricak
Why it was refused
Reason
As stated on the decision notice
1
The proposed side extension by reasons of its siting, scale and lack of setback from
the front elevation of the original dwelling would fail to achieve a subservient,
commensurate appearance in respect of the original dwelling. Furthermore, the
addition would unbalance the well-maintained scale, bulk and symmetry of the
terrace that the host property forms part of, failing to maintain the spatial character
and established development pattern of this area. As such, the proposed
development is contrary to Chapter 16 of the National Planning Policy Framework
(2024), Policy D3 of the London Plan (2021), Policies DH1 and DH(a) of the Royal
Greenwich Local Plan: Core Strategy with Detailed Policies (2014), and the Council's
Urban Design Guide Supplementary Planning Document (2023).
