Raglan Public House), by virtue of their unsympathetic design, form and scale, would
appear as a dominant and discordant feature on the host property that would fail to
respect the character of the building or the wider locality. The proposal would
therefore be contrary to the NPPF (2023), Policies D3 of the London Plan (2021),
Policies DH1, H5 and H(c) of the Royal Greenwich Local Plan: Core Strategy with
Detailed Policies (2014) and the Royal Borough of Greenwich Urban Design Guide
(2023).

By reason of its height, bulk and proximity to the shared southern and eastern
boundary, two-storey rear extension to the rear of no.158 Burrage Road (Lord Raglan
Public House), would lead to an excessive loss of outlook and increase in sense of
enclosure for the occupiers of nos. 28 and 30 Ragland Road and 160 Burrage Road.
Consequently, the proposal would cause considerable harm to the living conditions of
the future occupiers of these dwellings and would fail to be in accordance with Policy
D3 of the London Plan (2021) and policies DH(b) of the Royal Greenwich Local Plan:
Core Strategy with Detailed Policies (2014).
