Delegated decision: Refused · Lucas Zoricak
Why it was refused
Reason
As stated on the decision notice
1
The proposed development on the basis of the individual elements and on a
cumulative basis would result in an incongruous and over dominant development,
which would overwhelm the original dwelling. Further, the proposed unsympathetic
and incongruous additions would detract from the character and appearance of the
original dwelling, the terrace that the dwelling forms part of, the local character and
the established development pattern. As such, the proposed development fails to
comply with Chapter 12 of the National Planning Policy Framework (2024), Policy D3
of the London Plan (2021), Policies DH1 and DH(a) of the Royal Greenwich Local
Plan Core Strategy (2014) and the Council’s Urban Design Guide Supplementary
Planning Document (2023).
