The proposed single storey rear extension, due to its excessive height, scale and bulk
and the proposed alteration of the roof form of the original dwelling from a hipped to
gable end, would constitute a dominant and overbearing additions to the host building to
the detriment of its character and appearance, the character and appearance of the pair
of semi-detached properties that it forms part of and the character and appearance of
the wider area. As such the proposed development would be contrary to Chapter 12 of
the National Planning Policy Framework (2024), Policy D3 of the London Plan (2021),
Policies DH1 and DH(a) of the Royal Greenwich Local Plan: Core Strategy with Detailed
Policies (2014) and the Urban Design Guide SPD (2023).
